hile Hilton Head Island is known world-wide as a first class vacation destination, with its premier golf courses, boating facilities and fine restaurants, it is also home to some of the most expensive, luxury beach front homes on the Carolina coast. Last year there were 122 homes sold in Hilton Head for $1 million and above, with the top price at over $6 million.

“Hilton Head is such a unique and beautiful place and there is only so much oceanfront, and that drives the prices up,” says Julie Toon-Pawley, owner/agent for Toon Pawley Agency on Hilton Head Island.

Hilton Head’s strict development ordinances, such as limits on building heights, signs and architectural standards all help to preserve the island’s natural beauty and charm.

“From what I’ve seen, the nice homes on Hilton Head are appreciating in value substantially,” says Toon-Pawley.

While the market for million dollar homes experienced a setback following September 11, there has been a definite upturn in the market for these premier homes recently.
